Step 1: Start Marketing

The object of marketing is to get people who are eager to sell their house to call you and ask you to buy it from them. Ideally, these people have come to you because they want to sell their house quickly and they don’t want to do any repairs. We target people in certain situations like:

  • Inheritances
  • Divorce
  • Burned out landlords
  • Estate Sales
  • Distressed properties

Just like in any business, we want the people to come to us. So we advertise by a variety of different ways.

Step 2: Phone Script

What do you do when the phone starts to ring? No worries, we’ll start you off with a script so you get all the right information simply and quickly from the seller.

Step 3: Analyzing the Deal

This step covers what to do with all the information you’ve just gotten from your client. This will allow you to know if the deal is actually a deal. The analysis bit can be challenging but we’ve laid it out so that if you can use a calculator and get the info that’s needed, you will know whether to move forward with the deal or not.

Step 4: Property Walk-Thru

Deals with the appointment setting and negotiation when you decide the deal is a deal and where to go from there. This is where the money is made or lost.

Step 5: Purchase Contract

Goes through how to write out the contract and get it right the first time. This contract sets you apart from all the other guys. It keeps you safe and totally in control of the process.

Step 6: Finding Buyers

Of course once you’ve got your contract in hand, you’ll want to get in touch with eager buyers who’ll pay cash for your deal. This section is dedicated to doing just that.

Step 7: Assignment Contract

Step 7 guides you through the assignment agreement so you can get paid for all of that hard work. This contract is seamless, easy to use and is included, so you don’t have to find your own.

Step 8: The Closing

Makes closing the deal simple and is overlooked by a lot of people in the business but can be the most important part of the process. Just follow the steps and it’s just like taking candy from a baby.
