Home › Wholesaling for Beginners
Wholesaling is one of the most talked-about ways to begin in real estate. Here is how it really works, what it requires, and what to watch out for.
In a typical wholesale deal, an investor signs a purchase contract with a seller, then finds another buyer, usually a cash investor, and assigns the contract to that buyer for a fee. The wholesaler may never take ownership of the property.
It can be done with little money, which is why many beginners are drawn to it. But it is not easy or risk-free.
Rules about assigning contracts, advertising properties you don't own, and when real estate licensing applies vary by state and have been changing. In Florida, you should speak with a real estate attorney before doing wholesale deals and make sure your contracts and disclosures follow current law. We teach the concepts, but we are not attorneys and this is not legal advice.
Social media makes wholesaling look effortless. In reality, results vary a lot, and many beginners do not close a deal for months. A good education should tell you that. Ours does.
We offer a wholesaling guide ebook. Details are available on our main site, or call 850-408-7512 and ask.
Some deals need little cash, but you'll still have costs such as marketing and potentially earnest money. Anyone promising it's free of risk isn't being honest.
It can be done legally when done correctly, but the rules are strict and changing. Consult a Florida real estate attorney.
There is no reliable timeline. It depends on your effort, marketing, market, and luck.
